Sounds very helpful, and thanks for the inside track knowledge :)

One other question that comes to mind is - are there any estate agents
that one should avoid like the plague?
(Eg. If you're renting in London, then there is no way you should ever,
ever touch Foxtons - despite their trendy offices and website.)
